Best, affordable way to get an apartment as foreigner (for 1 person)

Any advice, realtors, companies? Preferably something without a crazy deposit fee like 5months rent in advance. Anything easy to get and affordable? Thanks! I’m in Osaka

  2. As a former real estate agent in Osaka, literally never saw a deposit more than 1 month’s rent. You’ll be fine. If you’re looking for cheap, Joto-ku is some of the cheapest options

  3. Use the online websites (like suumo, house) etc. Select the options/filters you want and call/go to the real estate agencies. Show them the apartments you are interested and ask them to double check if the owner allows foreigners, if the answer is no, you only wasted a little time, but I’m sure they will seek other options. Just check before you visit it, otherwise is a huge waste of time.

    Do you have more than 1 year in your current visa? Bring proof of income too.

    I always did this and never had problems finding apartments. Unfortunately some places are gonna deny you right awa for being a foreigner, but it’s best for everyone if you get this information before visiting/negotiating etc.

  4. No specific advice, but a lot of expenses you see on paper are there because the landlord expects you to negotiate them away. If the listing includes things like a cleaning fee or a key exchange fee, an agent will usually get these taken away so the final bill won’t be as expensive as what’s on paper. If they don’t mention this, don’t be afraid to ask if they can be excluded.

  6. If an unnatural death (suicide, murder, tragic accident) happened at a place then it’s sort of considered ‘spirituality contaminated’ by many and you can usually rent it for a much lower price. Not sure if you’d mind that (I wouldn’t if it’s cheap, they invented white sage for that) but it might be worth looking into if there are companies who rent out these kind of properties.

  7. I was just up front and told the agent I worked with to only show me properties that would rent to a foreigner. Managed to rent a whole little detached house for dirt cheap. Landlord is chill. He’s loaning me a fridge and washing machine for free. He also allowed me to get a cat and gave the ok to put holes in walls to get AC installed. Maybe I got super lucky, or maybe that’s just how Wakayama is, but I had no issues here. Initial fees weren’t too high, no key money, one month’s rent deposit. Just the guarantor company was a little expensive but expected.
