Apartment move small wall damage

Hello, I am moving out of my current apartment in a few weeks and while I did my best, as expected removing some wall decorations I had caused a bit of paint damage. Unfortunately the walls are somewhat textured (may be some kind of wallpaper?) so I’m not sure if I could just paint over it. Is this just a hit I’ll have to take in the move out inspection? If so does anyone know what am I looking at cost wise? If anyone has ideas that’d be great.

  1. Moved three times in Osaka, and in my experience I didnt have any problems with inspections. I tried to paint and fix the best I could and maybe I was lucky.

  2. I’m sure it depends on the leasing company, but I think most reasonable companies overlook minor damage like thumbtacks and stuff like that, it’s somewhat expected. I wouldn’t worry too much about it…

    However, they do try to hold onto whatever deposit they can. My first place, I scrubbed it on my hands and knees, I cleaned everything I could, hoping they wouldn’t charge a cleaning fee, but they did anyway.

  3. The costs for possible damages are usually written in your contract, including the wallpaper replacement fee per square meter; I suggest you check that out first! If you can’t find it then I suggest you get in touch with your agent/guarantor company for the fee list.

    Regarding the damages, it usually depends on how understanding your landlord/agency is. So I can’t really say anything but to clean your apartment before the inspection, it usually helps.

    If they spot damages and decide on a replacement then you can calculate the possible fee using the information on your contract to make sure they don’t charge you extra.

  4. probably paper walls – try gently rubbing some toothpaste into the damage , it may hide it

  5. This should be considered as “normal wear” such as floor scratches, etc. imagine if everyone is charged for floor and wall scratches, it means we should all be walking using pillows around our rented apartments.

    however, we will never know, as it ultimately depends on your realtor and if it’s in your contract. You should be getting reimbursed for most of the deposit but they might take it from there.
