Help with villagehouse

Hey guys. I’m trying to move out to Osaka and I have my eyes in some of village house apartments. I don’t have a work contract because I work online and get my payments from overseas. So they are asking for invoices, I honestly don’t even know how to get those? Does anyone know how to go through their process? I REALLY need to move out. Or any other place I could rent an apartment without a fucking work contract. I have the money but apparently I don’t have the documents needed for that, I guess (?) it’s frustrating.

  1. How are you keeping track of your income, consumption tax, and social insurances without an invoice? Do you not have written agreements with your clients listing the amount due and length of the job? Are you Japanese or on a visa where it’s not necessary to provide this documentation? If not you’re going to be in trouble when it come times to renew it. Even if it’s not something you need for immigration purposes, you’re conducting that work from Japan, so you do typically owe tax on it.

    Realistically, if you have none of the above, you might just have to pay the whole term of the lease in cash up front, or stay somewhere that doesn’t require it like a share house. It’s really really difficult to rent in Japan without proof of consistent or guaranteed income.

  2. If you’re freelancing you should be sending some document to your clients that get paid. One option might be the freelance contract itself (showing an hourly rate or something?)

    Do you have no document between yourself and any client? Even a digital thing

  3. I know lots of freelancers who do this. Invoices from abroad? No, show them your Japanese tax forms, Japanese bank account statements, visa status, etc. You also will want a real estate agent that specializes with foreigners. Your local real estate agent will just tell you ”no dice.” Good luck.
