Is this a good land to buy?

Can anyone tell me if this is a good land to build a house? Is it overpriced or reasonably priced?

  2. Previous sales for 川口町 shows average land translation price for 16-18万 per tsubo. Without know details high level feels like it’s a little over priced but not ridiculously so.

    Additionally since it’s a farm now the land will probably need new hookups for power and water and you will need to pay to clear it. This will add to the cost after you buy it and before you can even think about building anything

  3. It seems extremely expensive for such a small spot, but then I live in the inaka where that land would be a few hundred man at most.

    But if you need to be able to commute to Tokyo by train then I guess your options are somewhat limited.

    If you *dont* need to commute every day, check out land prices in rural Chiba.

    The key is to track down the land owner and negotiate a direct purchase and cut out the real estate agent. It can save you a significant amount of money. But it’s only really possible to do that in rural areas.

  4. I converted an acre of agricultural land (cannot build on) to mountain land (can build on).

    It only cost me about 80,000 yen….but took three years.

  5. 25 minutes **by bus** to JR line.

    It’s basically in the middle of nowhere. Your commute to any sensible job will be 2 hours. It’s OK if you’re retired.

    For the actual prices fire up SUUMO in your phone and select the neighbouring area.
