Jitsu-in for apartment lease?

Hi guys, is this is normal? According to my realtor, they need a registered seal for the lease but accoording to my school staff it’s not and only for buying houses and cars. Should I be sketched out? Has anyone run into this? I’m a student and going with a guarantor company, could that affect it?

  1. No, rented 5 times in Tokyo, never had to have a jitsuin. Ginkoin has been sufficient. Sachihata? No.

  2. If you’re talking about renting then no, you just need a Mitome-in (a regular banjo). If you are actually engaging in a lease-back contract then yes, you will need a jitsu-in since a change in ownership occurs

  3. My apartment required a jitsu-in to rent. It’s not especially annoying or expensive, so I don’t really see an issue.

    That was with Nomura, so perhaps the big companies are more strict?
