Request for house price research resources

I am looking to buy a place in Setagaya and would like to start researching into typical house prices to get a sense of what is out there and to be able to recognize a good deal when I see one.

Could anyone share any good links they have and any advice if you have any please.

Thank you very much.

  1. Typical is to buy land, without or without a house, an had a new house built.

Land value remains and hopefully grows (slowly) over time, while building value goes down fast.

Most land has been parcelled off long time ago, so a real estate agent will get all the building requirements checked for you.

Other options: buying direct from developer; buying an apartment; renting forever.

  2. In Japan, websites are always partial and inaccurate, and much of the information will be out of date or deceptive. Some properties online don’t even exist; they are unicorns meant to keep you believing.

So pajama warriors don’t win in Japan. You have to actually put on pants and walk to a real estate agency to ask a professional for the information you are looking for.
