Are their any good websites besides gaijinpot (because it’s mainly Tokyo based) that I can advertise?
I live in Mie prefecture.
If I could reach foreign university students it would work as there is a big uni 3 stations away.
They tend to be studious and focused on studies so I’d expect less issues. I’d prefer to help out non-Japanese.

Many universities offer housing advice to students. Contact the international center and/or talk to a local real-estate agent.
If you are looking to do a deal outisde of standard real-estate procedures…. I’m not sure there is anything that would be great for you, and I would advise against it.
