Short Term Rental Question

I have a weird situation here that I’d love to get some help on.

For background information:

* I hold a passport that allows 90 day tourist travel in Japan
* I have recently registered a company in Japan
* One of my staff has sucessfully recieved a business manager visa, and I’m in progress of applying my work visa myself as well. I have not recieved my COE yet.
* I haven’t been to Japan for more than 10 years
* My Japanese level is decent (probably can ask for directions, hold basic conversations. Earlier in life some point I almost passed N1)

I am looking into moving to Japan early next year to scout out things a bit ahead of time.

I likely won’t have my work visa yet, so I doubt I can rent a long term place, but I’m looking at short term rentals for (my intended stay will be 2.5 months \~ 3 months)

My questions are:

1) Most of the short term rentals that are catered to foreigners seems to be quite pricy. I looked into monthly mansion websites and the pricing when working directly with a Japanese realtor seems much lower. Am I being too ambitious to try to go through short term rental directly with a Japanese company with no translator?

2) What are some common things I should look out for if I’m looking into decent sound proofing?

3) I’m deciding between figuring out a rental before I arrive vs book something now. If I arrive by late December, is it a better idea to stay at a hotel for a bit and find a short term rental in person?
