Help! planning to move out of a rental apartment but my sink suddenly broke

Can someone with experience please give me advice? I am planning to move out of my current apartment in a month to rent a new place, already told my landlord about it. But my sink just broke completely while I was using it, the pipes broke apart (probably from old age) and water is leaking out. I need to tell my landlord to send some repair guys.

Question: How will this affect my moving out process? Will I have to pay for the repair fees? How much will it be? Will they still let me move out even?

Please advise, thank you!

  1. Check your rental contract in case there is an unusual allocation of repair responsibilities (but if there is, you should have been notified about it at the start), but for standard rental contracts in Japan, repairs due to natural wear and tear and breakdowns not caused by the negligence of the tenant are the landlord’s responsibility to repair and cover the costs. (And there are laws about this.) See https://www.juutakuseisaku.metro.tokyo.lg.jp/juutaku_seisaku/tintai/pdf/310-6-jyuutaku_eng.pdf

(I *do* have some experience with a management company trying to gaslight me that further repairs are not necessary when they are, but this should not be an issue for something as obvious as a broken pipe.)

  2. You must have deposited the equivalent of 1-2 month rent when you moved in. It’s possible that the landlord will take repair cost of sick before returning it to you.

I don’t know how much it’s gonna cost because I have not seen the damage. But you can still move out.

  3. It will not cause any delay for your moving process.
They will determine if you need to take the responsibility for it later. Make sure you take pictures of the damage
