Mortgage in Japan.

What happens if mortgage is taken 100% by Japanese National spouse, then a year later she goes on maternity leave.

Can the auto withdrawal be switched to my bank account from outside japan? Or I can send her money to continue payments on her account, and is this transfer taxable?

We are looking at get mortgages with just one of us (her being Japanese National and being easier to do) or between both us (me foreigner with spouse visa)

1) if both of us do it together, will we get higher interest rates because I am foreigner? Or same as everyone else?

2) if she takes the mortgage herself, can I transfer her money so we can continue to make payments on mortgage after she stops working for a while?

3) can my spouse create a joint bank account, add me and we have the mortgage make payments from this account? I assume this would be the easiest method as we both could deposit money into the account, and then I could take over most of the payments later?
