Questions/Seeking Expectations From/For a First-Time Home Shopper With Intent to Buy

About myself:

– My Salary is roughly 4.2 mil per year.
– I’m married, and my wife’s (non-japanese) salary is the same.
– No debt.
– Late twenties/early thirties.
– Working for city, possible part time.
– No PR
– Wife no PR as well.
– Seven years clean taxpayer residency.
– Low skill Japanese, not shy about trying to communicate formally in transactional/business setting.
– I currently have up to 5mil yen sitting here that can be dedicated to a house if a bank would approve me tomorrow for the remaining amount.
– Looking at used properties with solid structure/clean interior for about 7 million, and turnkey refurbished up to 12 million all built within the last 25 years or so.

Questions I have:
– Is it possible I’ll be considered?
– Would you go for a lower end property? Or a turnkey rennovated property for more $? I’m stuck on a very charming 1 story home because of location. Wife loves a more expensive property with fresh rennovations but a worse location.
– What should I expect to pay at the close/approval as a rough estimate for a property values at 7mil-12mil yen?
– What are the most responsible loans I should expect as a non-pr holder?
– Anything else I should look out for? Any and all advice welcome.
