So I went to the Real Estate Agency in the countryside I’m currently living in, they showed me a couple of places that fit my criteria and called the property if they would accept foreigners, and was given an OK for 3 places, we went to three properties and I found an apartment that I liked. Then we went back to their office to do the application for both the apartment and the guarantor company, my questions are;
1. I was told that once you submit the application, cancellations would no longer be possible, I was told that if everything is good, we could sign the contract by next week at the earliest, my question is if for any reason the application does not go through, would I have to pay anything? I reviewed the copy of the application that they provided me and it doesn’t seem to mention anything regarding what would happen should a cancellation occur, or any cancellation fees, the only thing that comes close is the breakdown of the moving in fees, which includes the brokerage fee, so I don’t know if it counts.
2.Regarding Emergency contacts, I put in my dad who is PR here in japan, I currently do not have a good relationship with him and would rather not talk to him, but I opt to sign the application yesterday as soon as possible and his contact information was all I had on hand, my question is, would they call the person before the application goes through? or is it only if ever I miss payments or for some reason they are unable to contact me for a certain period of time? Would it be possible to change this once the application has gone through? My cousin who is a long-term resident, and my employers has agreed to do it.
I had contacted the agency for my concerns, and they said that they would contact the guarantor company and ask, they told me that they would get back to me as soon as possible, but still nada.
