What are landlord responsibilities for long repairs of critical items?

Moved into a new apt, AC died immediately and the leasing co. says 10 days for repair. Obviously I'm going to burn up before then so I've ordered some items to help keep it cool (swamp cooler/blackout curtains) does the landlord have any obligation to improve conditions while waiting for repairs or reimburse me for the items I've ordered?

  1. Did you obtain their agreement when you bought & installed these items? If no, they don’t have to reimburse you.

    建物の賃貸人の<同意を得て>建物に付加した畳、建具その他の造作がある場合には、建物の賃借人は、建物の賃貸借が期間の満了又は解約の申入れによって終了するときに、建物の賃貸人に対し、その造作を時価で買い取るべきことを請求することができる。建物の賃貸人から買い受けた造作についても、同様とする。

  2. BTW 10 days is pretty ok response time.

    Took me 2 weeks to get Daikin guys to my place a few months ago.
