Moving midway 2-year contract

Hiya, I’m living in your standard 賃貸マンション in Osaka with a 2-year contract that gets renewed automatically. I decided to move to Tokyo early for work-related reasons though.

Now I know that I need to pay a one month cancellation fee after 1 year, which is fine, but it will have been 1 year + a few days when I’m actually moving out. I’m curious whether there is anything else I need to be careful of though since the management company is extremely scummy and I’m already expecting they’re going to try and squeeze random fees out of me.

It seems that I have guarantor fee that I might have to pay. I’ll be calling them in a while to see how they’re going to try and rip me off, but if there’s anything else, please let me know!

  1. This is almost entirely dependent on the actual text of your lease agreement.

  2. Usually guarantor fees are only due with the initial fees but sometimes there is a monthly fee on top of that. Yearly renewals are possible for companies that promise low initial fees (places marketed to foreigners) but they should have reminded you with a bill before you passed the 1 year mark.

  3. Usually it’s not a 1 month cancellation fee, but 1 month notice in advance (although it may depend on the contract) . If you know more than a month in advance when you will be moving, it’s not really a cancellation fee.
