Hello! I’m moving out of Japan in September and of course, will move out of my apartment a few days before my flight.
How many days before my scheduled flight should I vacate the apartment? Is a week enough for the fudosan to settle cleaning, deposit, etc?
thank you!

usually you can negotiate with your fudosan and rent the remainder per day
a week seems good
I’ve had cases where it took a couple of weeks, even up to a month (I think the payment was forgotten). Would be best to confirm with your management company to be sure, especially if there’s any damage they will need a quote on.
Your contract will tell you. I had one that required a 2 month notice. And upon giving notice they scheduled the day for inspection. After inspection hand in the keys and you’re done. You also need to arrange the utilities, gas can be most tricky. I would move out early and stay in a hotel or airbnb a few days to make it less stressful if its me.
You will likely not get your deposit or security deposit back before you leave. If there is any damage they will need to calculate the cost of everything before you sign the final paperwork and then up to a week before they send the money to your bank. I had one fudosan that did a rough calculation right there and we signed on the day of the inspection and then it was a couple days till I received the money. Had a roommate decided to not come back to Japan and his room had quite a bit of damage and they took almost two weeks from inspection till they figured out everything and just said we’d get no money back. So be aware if get any money back or if there is damage greater than your security deposit the fee may come after you leave. Leaving before your refund is fine, leaving before paying a fee for damages might make it impossible for you to rent again in Japan. Just something to think about.
They can do the inspection on the day you move out, but getting your deposit back could take a while. I moved out on the 25th of last month and got an email yesterday that they’ll be transferring my deposit on the 15th, for example.
