Does changing management company for my apartment mean I need to leave?

I received a notice saying that the management company for the apartment I currently live in will be changed (管理会社者変更のお知らせ) and was asked if I plan to stay or leave. They didn’t mention any changes I the contract, except that there will be no more free internet. What should I do? Is it okay if I stay? Or should I ask for more details about the new company policy?

  1. Most likely, no. I experienced it long ago. The 1st landlord of my apartment was a construction company. But they went bankrupt one day.

    They sold my apartment to someone else. So I have another landlord. I simply had to pay rent to another person. But I stayed.

    Anyway, in your case, it’s the change of management company. No need to leave.

  2. Not an expert on Japanese law, so don’t quote me on this, but I’m pretty sure your current rental contract carries over to the new company as is. You should have no obligation to leave, and if they want you to leave for whatever reason you have every right to ask for compensation in exchange, or just flatout refuse of course. Although it may be better to just take the cash to pay for moving costs since if they want you out you’re not likely to get a renewal later anyway. Sounds like in your case they don’t necessarily even want people to leave though, so you can just continue as you were.
