Is anyone familiar with the 給湯・暖房 system in UR housing?

Our family is going to sign with UR soon. We will of course ask about this subject during the day, but just in case would like to get some understanding from everyone here as well.

What is it, and how does that work exactly?
Is it only for the pre-setup room heater devices, or it also applies to general water heater and gas usage? Is it generally better to use those heaters rather than aircon? I understand it does come with a basic fee regardless of usage.

Meanwhile the guideline/contract mentioned that I will also contract directly with electricity and gas company (which is no issue), so double gas billing/usage?

As a real estate agent in Osaka, I will do my best to answer it. ‘Kyūtō’ (給湯) refers to water heating through gas, so using ‘Kyūtō’ might increase your gas expenses. ‘Danbō’ (暖房) might refer to certain heating devices in some houses, which require electricity or gas.

    Generally speaking, this means that the house you’re renting has ‘Kyūtō’ and ‘Danbō’ devices, but they need gas and electricity to function, you’ll need to sign contracts for electricity and gas services.

    Specifically, ‘Kyūtō’ refers to the use of gas-heated hot water (with additional gas fees), and ‘Danbō’ might refer to some geothermal heating systems (which are better than air conditioning as air conditioners really consume a lot of electricity. This also requires additional fees for gas and electricity).

  2. You need to use gas to heat the water, I’m pretty sure there aren’t any all-electric UR apartments.

    You can use gas heaters if you want, but I don’t like their smell, so I used ACs in every room, that we bought ourselves.
