Asking for advice about rent

Hey there, I want to ask for some advice about rent.

I and my husband is living in a small room we rent about 5 years ago. About 5 months ago the owner of the house hand us a paper which said that the house is becoming old so it’s not safe to live in and he will rebuild it. (After some research on the internet it seems that the real reason is that the old apartment is not very profitable so he want to rebuild to rent out for more money idk).

At that time I think that OK I’ll just find another room and move out. I started the hunting process last month. It’s the first time I move in Japan so I did not know much. After contact some agents and see several places, all of them require at least more than 30 man yen to move in and the moving service also takes money. We do not have that much money right now. So after more extensive research I found out that it’s a very common situation here and it’s normal to ask the owner for the money it takes for me to move out plus an amount for rent so I’m planning on talking with him.

But there’s another problem. Each time we move in a new room we need to use a guarantee company. That company will conduct an investigation into our financial situation to see if we can afford to pay rent, and if we cannot go through that investigation they will not act as guarantor for us and we will not be able to rent the room. Given our situation right now we think that’s there’s no way we can go through that because recently our income is very low. My husband is doing PhD here but he is pausing and trying to find a job. He’s in IT which maybe in demand here but I really don’t know. The landlord already put up a sign in front of the house says that the construction will start at around the beginning of May.

So I want to ask if anybody know any solution to my situation. What should I do? I’ve read from another thread on Reddit that the amount that we can receive for moving can be up to 2 years worth of rent (which equals the term of a lease contract) so I’m thinking maybe if the landlord agrees to pay us 2 years of rent they will let us pass the investigation?
